WHAT OUR NEW BUILD INSPECTIONS INCLUDE
Pre-Slab
This involves checking the formwork, reinforcement, set downs, service penetrations, termite barriers, boxing and the like prior to the slab being poured. The objective is to ensure that the workmanship is acceptable and that the configuration is generally as documented. A report is produced and emailed to you, including photos of any areas requiring attention.
Frame Stage
This involves checking that the quality of materials and the workmanship undertaken by the builder and their trades are acceptable. Additionally, we will check that the layout of the framework the location of slab services, and wet area set-downs are generally in accordance with the approved plans. A report is produced and emailed to you, including photos of any areas requiring attention.
Lock up Stage
This involves checking on the quality and workmanship when the building is deemed water tight and secure. It involves inspection of windows, doors, masonry and or cladding, internal rough-in services and that works are generally in accordance with the approved plans. A report is produced and emailed to you, including photos of any areas requiring attention.
Fixing Stage
This involves inspection of the internal linings, cornices, skirting, architraves, doors, door jambs prior to painting. The aim here is to specifically identify any poor workmanship prior to any surface coating. A report is produced and emailed to you, including photos, of any areas requiring attention.
Handover/Completion (Defects)
This inspection can be quite long and involves inspection of all building elements that have been completed and those that remain incomplete. We highlight any major or minor defects using small pieces of ‘blue’ painters’ tape (no glue or residue is left after removal of the tape). Photos of all areas identified will be included in this report. This can then be sent to the builder.
Builders Warranty (Defects Liability Period)
This inspection is can also be quite long and involves inspection of all building elements. The main purpose here is to check all completed works post completion for any defects. They can include cracks to internal linings, ground movement issues and general minor items requiring attention. Photos of all areas identified will be included in this report.
