Pre-Purchase Building & Pest Inspection
Purchasing a new or existing property, a Pre-Purchase Building and Pest Inspection is a vital checkpoint in determining any major building issues or timber pests that may be present before you commit to buy. This type of inspection report will assist you in understanding the current state and condition of the property being considered for purchase. It will highlight any major and minor defects that are present, that may require rectification or remediation and may also assist you in negotiating a better price.
At Propertyscope, we specialise in providing comprehensive inspection services throughout the Melbourne and Greater Melbourne areas. Our inspectors are experienced and registered building practitioners with the Victorian Building Authority (VBA) and will examine every building element of the property to ensure its up to standard.
Pre-purchase Building and Pest Inspections are usually undertaken when:
You have made a conditional offer to purchase and that offer has been accepted
You are interested in a property and undertaking a due diligence process to better understand its market value or sale price
We realise that time is of the essence when a potential purchase is at hand. Accordingly, this time can also be an emotional and stressful period. At Propertyscope, we will ensure your booking is secured the following business day and we guarantee that our inspection report will be completed and sent to you within 4 hours of completing our physical inspection. We also take care of arranging property access with the real estate agent on your behalf.
Our inspection will focus on identifying any “major” building items of concern that may lead to costly repairs or rectification works. Our attention and focus is placed on three primary categories, consisting of structural integrity, water and moisture (ingress and egress) and timber pest attack (termites, wood borers, etc).
In the event any of these items are identified and classed defective or present then this will allow you the opportunity to talk with the sales agent in getting the issue(s) sorted or negotiating a better price in lieu of the items found or ultimately, provide you an opportunity to withdraw from a contact and pursue other properties. Our aim is to ensure that our customers are armed with the right information, at the right time, so that you make the best purchasing decision possible.
Our Pre-Purchase Checkpoints include:
Your inspection and report will generally cover the following areas:
Major Defects – Primary & Secondary Elements
Water Damage - Ingress and Egress
Termites & Timber Pest Detection and Prevention
The interior of the building
The internal roof space
The exterior of the building
The sub-floor space
The roof exterior
An inspection of these areas is dependent on accessibility, height, and whether the areas can be safely inspected. Further information regarding accessibility can be found in our Service Disclaimer Statement and Terms and Conditions.
Propertyscope inspectors are qualified, experienced and registered builders and timber pest inspectors. We do not engage with trade-qualified inspectors as they are only trained in singular trades. Our inspectors are qualified builders and are experienced across all trades, providing comprehensive knowledge and peace of mind!
